On the occasion of the completion of the rough construction, we placed a tree at the highest point of the building. This tree decorated with ribbons is also a traditional symbol of happiness and protection of the house and its residents. We are looking forward to the smooth running of the construction, and next year in the autumn, the residence will welcome its new owners.

REAL-TREUHAND LAUNCHES CONSTRUCTION OF REZIDENCE PALATA
The development company REAL-TREUHAND has launched the construction of its next residential project in Prague 5.
You can learn both about Rezidence Palata as well as other Real-Treuhand projects at the FOR HABITAT – BYDLENÍ, NOVÉ PROJEKTY (Housing, New projects) trade fair, that will be held from 23 March to 26 March at the PVA EXPO exhibition grounds in Letňany, Prague.
The project will include just 25 apartments and 6 studios and is now being built on Holečkova Street. Real-Treuhand is thus continuing its long-term concept of building intimate, architecturally unique residential buildings in established locations in Prague.
The architecture of the building is based on a specific ground plan of building plots, whose shape is maximally utilized. A garden with relaxation zones will be planted in the undeveloped part of the land, to be used exclusively by residents.
The building is designed on the site of a former Renaissance Revival building and partially uses its original more street-facing position. It therefore retains a certain irregularity in the street line, which can be regarded as characteristic (customary) for this location. This marked “step back”- one part two-storey and one part of six-storey – creates a markedly different mass to the neighbouring apartment buildings, suppressing the effect of uniting masses.
“We wanted to achieve a calm effect with the building, without markedly segmented facades and through a combination of different materials. The basic and essential element of the building are the uniform windows arranged in a checkerboard pattern, giving the building a distinct and memorable character.” says a leading Czech architect Jan Šesták, creator of the project.
With the project, Real-Treuhand is continuing the extraordinarily successful co-operation with his architectural studio on the 142 RADLICKÁ project.
Rezidence Palata will be built on the south slope and will have 8 floors.
The types of apartments were chosen with regard to the attractiveness of the site and the immediate vicinity of the historic Prague city center and is primarily focused on smaller units with a 1-2 bedroom layout, which will provide a unique opportunity for safe investment. The building will also include 4 units with a 3 + kitchenette layout while the 8th floor will then form a single, unique 4-5 room + kitchenette apartment with a south facing terrace and stunning views of the opposite green slope of Hus Gardens.
The decision on the preservation and inclusion of the plane tree that has grown on the land for many years was also important and fundamental for the overall concept. Based on consultations with the drafter of the expert report, preserving the plane tree is very realistic as well as beneficial, since the tree is of a vital species with leathery leaves increasing the environment’s humidity through evaporation in the surroundings area and also decreasing the temperature around it.
The project is set in a location under Strahov that is attractive in many ways and will provide peaceful housing near the Kinský Garden, close to the centre of Prague. It is a traditional residential area where there are well-established shops, services, transport links and all other infrastructure elements. The Anděl shopping and cultural centre is within easy reach.
Real-Treuhand plans the completion of construction in the fall of 2018.
